As discovered by VChK-OGPU and Rucriminal.info, Vladimir Putin has acquired a "remarkable neighbor." Recently, oligarch God Nisanov moved into the former imperial estate of "Ilyichevo," located directly across from the Russian president’s residence in Novo-Ogaryovo. Certain buildings on the Ilyinskoye estate previously held protected status, but this status was revoked, after which the historic structures were demolished. The development of this site was overseen by 61-year-old Darwin Izraev, who manages extensive assets for the owner of the "Kievskaya Ploshchad" (Kiev Square) group—including properties on the French Riviera.
Although the area is still marked as a historical landmark on Yandex Maps, it is impossible for ordinary people to gain access; eyewitnesses report that one cannot even catch a glimpse beyond the fence. Of the entire complex of historic buildings belonging to the imperial estate, only the Church of Elijah the Prophet and two other structures—a maternity shelter and an infirmary, both established by the Imperial family—remain accessible to the public.
The 35-hectare plot of land is situated on the banks of the Moskva River, with the Novo-Ogaryovo presidential residence located just across the water. According to 19th-century plans, the estate once featured a stone palace (by the late 2000s, only the ground floor with its galleries remained), several wings and pavilions, gazebos, a stable yard, greenhouses and orangeries, an observatory, and a boat landing.
During the Soviet era, the "Ilyichevo" guesthouse—located on the estate grounds—served as a retreat for Communist Party officials from the Moscow City Committee of the CPSU. It is known that Vladimir Putin’s grandfather, Spiridon Putin, worked there as a cook. He lived on the grounds of the retreat for the rest of his life and is buried in the Ilyinskoye cemetery. In the 2000s, the estate became a favored spot for oligarchs; notably, in 2009, Viktor Vekselberg—owner of the Renova Group—carved out a 10-hectare plot for his own use.
However, the largest parcel of land in Ilyichevo—spanning 15 hectares—belongs to the Moscow-based LLC "Bereg," which was previously owned by the Moscow city government through the "Central Fuel Company" LLC. In 2019, ownership of "Bereg" changed, passing to Albert Imanilov and Roman Agababayev. Imanilov soon transferred his stake to Darwin Izraev. Roman Agababayev is also an associate of God Nisanov; he hails from the Azerbaijani city of Quba, located near Krasnaya Sloboda—Nisanov’s own hometown. Furthermore, according to leaked data, Agababayev served as deputy director of "ATC na Kashirke" between 2019 and 2023 (a company that owns the "Moskva-Tyanya" auto center, which is part of God Nisanov’s "Kyiv Ploshchad" group).
As we have previously reported, the British entity FENWIN PROPERTY LIMITED—which owns two of Nisanov’s villas on the coast in the exclusive resort town of Saint-Jean-Cap-Ferrat (home to some of the most expensive real estate in France)—is registered to 61-year-old Darwin Izraev. Additionally, Izraev oversaw a project to construct a massive palace on the site of a former zoo in the same area. The offshore entity Infinity Sky Ltd (Isle of Man)—of which Izraev was the beneficial owner in 2014–2015—served as the operator for God Nisanov’s business jet, a Gulfstream G650 (T7-NGNG).
Once associates of Nisanov appeared among the founders of the company "Bereg," a high fence was erected around the historic estate, and construction machinery began operating on the grounds. According to Yevgeny Sosedov, deputy chairman of the central council of the All-Russian Society for the Protection of Historical and Cultural Monuments, the remains of the palace—including the original first-floor galleries—were demolished in the autumn of 2020. In 2023, without drawing much public attention, Bereg LLC obtained five permits from the Moscow Region authorities for the "reconstruction" of five buildings at the "Ilyichevo" guesthouse—evidently the final touch in the construction of the Nisanov family estate. Notably, the gate and fence near the "grand entrance" to the estate are designed in the same color scheme—emerald and yellow—reminiscent of the French Riviera.
Construction work was completed this year, and Izraev and Agababayev transferred ownership of Bereg LLC to God Nisanov’s mother, 76-year-old Margarita Nisanova.
